As part of the Hawkesbury & District General Hospital strategic initiative to create a Regional Health Hub in the vicinity of the Hawkesbury Hospital campus, ASCO undertook the construction of a new, 3 storey, 30,000 square foot medical office building, complete with interior improvements. In 2014, ASCO was retained to be part of the Design Build Team along with the Hospital Project Manager and JL Richards & Associates as Prime Designer. ASCO provided Construction Management and value engineering services to the Project Team and was charged with all responsibilities for the Site Development, including Site Plan approval and securing Building and Occupancy Permits.

The construction consisted of a steel frame with poured concrete slabs and was entirely sprinklered. One hydraulic hole-less elevator with front and rear openings at all levels was sized to accommodate a stretcher. All high-end interior finishes and millwork were carefully selected.

Mechanical and electrical equipment provided were also of high quality commercial grade construction, including onboard BACNet connectivity, thereby enabling a remote controlled Building Automation System (BAS).

The building was designed to maximize energy efficiency with each space equipped with a room occupancy sensor tied to lighting controls and ventilation system operation. The exterior improvement consisted of a paved parking area with 110 spaces, with the balance of the hospital site being fully landscaped.

One key challenge that ASCO had to contend with on this project was poor soil conditions discovered after excavation had started. The solution brought forward by ASCO and accepted by the Design Consultants was the installation of a geogrid membrane at the bottom of the excavation. Engineering fill ensured the proper compaction which achieved the proper bearing capacity of the soil.
